"It's the first time in the history of Martin County that a developer is donating $70 million in property," said land planner Morris Crady, who represents the landowner.

"They are doing what they said they were going to do — changing the land use to land conservation to guarantee the property will never be developed, and they're capping their density on 400 acres," Hurchalla said.

The second reason is one Bill Helfferich, , considers critical.

"This is the last remaining 3,000 acres that we have been trying to get for a long time, and with the land values up there, it's very unlikely the property would ever be purchased" - Bill Helfferich, senior supervisor of land stewardship for the South Florida Water Management District

"It's property we've had our eye on and we've been coveting for a while," Commissioner Sarah Heard said.
